Developers look to make $13.9 million investment in Airport Business Park – The Daily Gazette

SCHENECTADY – The sale of two county-owned parcels at the Airport Business Park in Glenville, which are slated to provide revenue to the county and generate a $13.9 million investment in the area, will be the topic of a public hearing on July 5.

The county would sell one 2.68-acre lot and another 3.64-acre lot for $100,000 per acre at a total cost of $614,000. However, the county would only receive revenue of $503,600 because they would credit the developers $110,400 for having National Grid utilities moved on the land. 

Michael Roman and MSI Development Group are planning to construct an almost 27,000 square foot building on the 2.68-acre lot with faces Route 50, said Ray Gillen, the chairman of the Schenectady County Metroplex Development, in an email prior to a county committee meeting Monday evening where the project was discussed. The developers would build a 15,000 square foot building on the 3.64 acre lot, he said. 

Gillen also said the developers also own an additional four-acre lot between C2 Design and Richmor Aviation, which they plan to construct both a 20,000 and 15,000 square foot facility on. 

 “The developers built a very attractive building facing Route 50 that is home to C2 Design and Euro Tile and Stone,” Gillen said. “They have several other growing smaller and medium sized companies interested in leasing space at the Airport Business Park which is why they are proceeding with plans to purchase additional land from the County.”

All in all, the development is anticipated to be a $13.9 million investment, according to a county press release.

“I am excited to work with Metroplex and the town of Glenville to support the economic development efforts within the Airport Business Park. The acquisition of land within the park will allow us to develop and implement a vision for other businesses,” Roman said in the release. 

The project would need to be approved by both the Federal Aviation Administration and the town of Glenville.    

Glenville Supervisor Chris Koetzle said unless there is a zoning change, the project would just go before the town planning board. 

He also said he is excited for the development. 

“Just like the technology business park this is an important economic driver not just in terms of tax revenue, but jobs,” Koetzle said. 

The business park is also home to other businesses such as a $20 million Naval Operations Support Center, DSM, which is an international health, nutrition and bioscience company, a new manufacturing and research facility for Super Power, according to the release.

“The Airport Business Park has been a smart growth development that has created good-paying jobs and new tax base on property that was previously vacant and tax-exempt,” said Legislator Gary Hughes, chairman of the Committee on Economic Development and Planning. 

Gillen said at the meeting Monday the new facilities also mean more parking in the area which will help the county ice rink when there are events. 

“It’s going to really enhance the county facility out there,” Gillen said.
